The conceptual design is a set of coordinated drawings and documents that outline the basic architectural-functional and technical solutions of the building. It represents the first step in the design process and serves as the foundation for further project development. As the name suggests, this is the stage where the core idea of the project is formed. This phase is essential, as it lays the groundwork for all subsequent stages of development.

detailed design

After the completion of the conceptual design, the next step is the detailed design. The detailed design is a set of fully coordinated projects that demonstrate compliance with all legal and technical construction requirements and serves as the basis for obtaining a building permit.

Our office prepares the main architectural design required for the building permit and coordinates the detailed designs of other disciplines provided by our partners (structural engineering, installations, traffic, fire protection, and others).

construction documentation

The construction documentation is used for on-site execution and provides a detailed elaboration of all technical solutions defined in the detailed design. It represents a comprehensive overview of all aspects of the building, further developing and supplementing the detailed design with execution-level details and other technical solutions necessary for construction (execution drawings, construction and craft details, and more).

the bill of quantities

The Bill of Quantities describes and calculates all works and material quantities. It is essential for contracting with the contractor and for monitoring the progress of construction.

interior design projects

We create construction-level interior design projects that involve modifying and improving the organization of existing spaces or carrying out works in newly built spaces. The interior design process also begins with a conceptual phase, during which we present several design options, followed by the execution phase, which includes detailed documentation for construction.

condominium subdivision study

The condominium subdivision study defines the individual co-ownership units within a building, as well as each co-owner's share in the common parts of the building and the land on which the building is constructed.

legalization documentation

We prepare documentation for the legalization of illegally constructed buildings.

Available exclusively for buildings designed by our office.

Technical Supervision – Based on the design and the bill of quantities, we oversee the quality of work performed on-site and review all cost-related items submitted by the contractor. This ensures that your investment is protected. We make sure that all works are carried out in accordance with the building permit, the main design, and the construction documentation.

Design Supervision – Focused on the technical and aesthetic aspects of the project. We are actively involved in supervising the execution of works to ensure the project is implemented according to our drawings and specifications. We also provide guidance for any necessary changes and adjustments during construction, as well as ongoing technical support.

energy efficiency assessment & certification

We conduct assessments of a building’s energy efficiency, determining how energy-efficient it is and how much energy it consumes. Based on a detailed energy audit, we prepare the building’s official energy performance certificate.

3D Visualizations

We create 3D visualizations for projects designed in our office. Visualizations can be prepared in either standard or high-realism quality, depending on your preferences.
